Active listings today: 135 → roughly 9 months of inventory  
Average sale price past year: $3.63 million – basically flat compared to the prior two years  
Current average asking price: $6.23 million – huge gap mostly because several ultra-luxury homes are skewing the average upward  
Average days on market: 106 days  
61 % of sales were all cash

What does this mean?For sellers:
Pinecrest is no longer the sell in three days market of 2021-2022. Pricing right from day one is everything.
