Solo números reales, verificados, y al final te digo exactamente qué significa esto si quieres comprar o si quieres vender. Quédate hasta el final porque el consejo es muy claro para cada uno. ¡Empecemos!

En los últimos 12 meses se vendieron 177 casas en Pinecrest.
Hoy, 5 de diciembre de 2025, hay 135 propiedades activas en el mercado.
Eso nos da aproximadamente 9 meses de inventario, un mercado mucho más equilibrado que hace dos años. Precio promedio de venta en los últimos 365 días: 3,631,000 dólares.
Precio promedio de los últimos 730 días, es decir los dos años completos: $3,617,954 dólares.
Subió solo un 0.38 %. Estabilidad total.Precio promedio de las casas que están en venta hoy: $6,234,217 dólares.
Ventas mensuales comparadas con el año pasado:

Noviembre 2024: 10 ventas. Noviembre 2025: 15 ventas, subió 50 %.
Abril 2024: 24 ventas. Abril 2025: 16 ventas.
Septiembre 2024: 11 ventas. Septiembre 2025: 21 ventas.

Método de pago en el último año:

61 % en efectivo, 35 % financiamiento tradicional y solo 2.3 % owner financing.
Días promedio para vender una casa: 106 días.
Si en este momento tienes tu casa en venta en Pinecrest y ya lleva varios meses sin ofertas o sin cerrar, tranquilo, pasa mucho más de lo que la gente cree.
